The Wildwood Boardwalk gets plenty of attention for what's happening on it - new decking, ongoing reconstruction, and the events that bring visitors to the island. What's getting less attention is what's being planned for the properties along and behind it.
Wildwood is pursuing a redevelopment plan that could shape future construction, parking, and commercial investment along the Boardwalk corridor. For property owners and prospective buyers, it's worth understanding what's being proposed and what it could mean for the area.
What the Plan Actually Proposes
In August 2026, Wildwood introduced Ordinance No. 1363-26, which would adopt a redevelopment plan for the Boardwalk Redevelopment Area.
The proposed area extends from Cresse Avenue to 26th Avenue, encompassing properties along the Boardwalk and nearby blocks toward Ocean and Atlantic Avenues.
The plan establishes a framework for future development, addressing building requirements, permitted uses, parking, and the relationship between Boardwalk businesses and surrounding streets. Its broader goals include encouraging investment in underused properties and supporting the commercial district that drives much of Wildwood's tourism economy.
One nearby proposal offers a glimpse of the type of investment being considered. At Lincoln and Ocean Avenues, a developer has applied to replace the former Smitty's Parking lot with a 16-unit multifamily residential building.
That project has its own zoning application and still requires approvals. It is not an approved redevelopment project or a direct result of the proposed Boardwalk plan.
What “Non-Condemnation” Means for Property Owners
This is an important distinction for anyone who owns property within the designated area.
Wildwood designated the corridor as a Non-Condemnation Redevelopment Area. That means the designation does not authorize the city to use eminent domain to acquire properties for redevelopment. Property owners are not required to sell simply because their property falls within the area.
Instead, the designation creates a legal framework for redevelopment. Depending on the final plan and the specifics of a proposed project, property owners may have opportunities to pursue redevelopment agreements or other arrangements.
However, the designation does not automatically guarantee tax incentives, faster approvals, or permission to build beyond the applicable development requirements.
For owners considering renovations, expansions, or new construction, the important first step is determining whether their property is included and reviewing the rules that apply.
Where Things Stand
Wildwood began the redevelopment designation process in 2025 and introduced Ordinance No. 1363-26 in August 2026 to adopt the proposed plan.
The ordinance was listed as pending following its introduction. Owners considering a project should confirm its current status and any amendments with the City Clerk or Planning and Zoning Office.
This proposal is separate from the Boardwalk's ongoing physical reconstruction. Additional rehabilitation and re-decking work is scheduled for the 2026-27 off-season.
The reconstruction addresses the Boardwalk itself. The redevelopment plan addresses how surrounding properties may be used and developed in the years ahead.
Why It Matters Beyond the Boardwalk
What happens along Wildwood's Boardwalk corridor can affect more than the properties directly within the redevelopment area.
New construction could influence parking demand, pedestrian activity, commercial investment, and the character of nearby blocks. The actual impact will depend on which projects move forward and what ultimately receives approval.
For buyers and sellers throughout Wildwood, North Wildwood, Wildwood Crest, and Diamond Beach, the plan is worth following as part of the area's longer-term real estate picture.
The Boardwalk has been evolving for generations. This proposal is part of the conversation about what its next chapter could look like.
